This mixed-use housing complex establishes a compelling civic presence on a high-profile urban block, providing 229 residential units and ground-floor retail that serves the surrounding neighborhood.
Transforming an under-utilized urban parcel with small commercial structures and an open parking field, the project revitalizes the city landscape into a vibrant community hub. Home to 489 students, the five-story building includes a relocated bank and university bookstore, along with casual dining options, a much-needed grocery store, and a pharmacy.
We collaborated closely with city officials to design a building that reads as a series of smaller elements, mediating the monumental scale of the nearby basketball arena and the adjoining neighborhood of small bungalows. This design creates an active pedestrian streetscape, enhancing the urban experience.
In addition to robust retail offerings, the complex features a second-floor fitness center, spa, and business center, as well as two exterior courtyards that connect residents to nature. On-site parking includes 84 secure interior bicycle storage spaces with a bike share program, promoting sustainable transportation options.
Notable features of the project include a masonry exterior accented with metal panels and glass, which enhances the previously under-utilized urban landscape. The intensive ground-floor retail mix includes an organic grocery store, bank, bookstore, dining options, and a pharmacy, providing essential services to the community.
Completed in 2014, this new construction project spans 392,661 square feet, built at a cost of $36 million. The complex successfully integrates residential, retail, and recreational spaces, creating a dynamic and engaging environment for students and the surrounding neighborhood.
